What a residential sprinkler system costs in Washington, DC

We publish our pricing because the alternative, making you call three companies to triangulate a fair number, wastes your week. This is the same table we quote against everywhere we work. Use it to check our bid or anyone else’s.

Worked example

A 2,000 square foot new townhouse lands between $2,700 and $3,200 for the sprinkler line item, small money next to the sitework. A 2,000 square foot occupied rowhouse retrofit is a different animal: plaster ceilings, party walls, and tenants in place push the work toward the top of the $2 to $7 band, which is why we quote retrofit only after seeing the house. And on the older blocks, one more line deserves a place in the budget before anyone commits: if the house still drinks through a half-inch or three-quarter-inch service, the sprinkler demand can force a service upsizing coordinated with DC Water. That line is quoted after a records check, never guessed. The water service page explains why.

Why retrofit spreads so wide

New construction pipe goes in before drywall, so the labor is predictable. Retrofit pricing lives and dies on access: an unfinished basement ceiling sits at the bottom of the range, a finished and occupied rowhouse with plaster ceilings sits at the top. We quote retrofit only after seeing the house, and the written number holds.

What the quote includes

Design, the hydraulic calculation, the DOB permit filing, installation, and the acceptance test. Where the water service needs upsizing, the DC Water coordination rides in the same quote as its own line. Our DC jobs are handled by crews licensed for the District, and pricing does not change when the state line does.
