Permits and who shows up

Does a new townhouse east of the river need fire sprinklers?

Yes. The District kept the residential sprinkler requirement, so a newly built one or two family dwelling or townhouse in DC gets a sprinkler system as part of the permit, and for houses that means NFPA 13D. There is no neighborhood exception; the rule is the same in Deanwood as it is in Georgetown.

I am doing a teardown-rebuild in Congress Heights. Renovation rules or new construction rules?

Teardown-rebuilds count as new construction, and the sprinkler requirement comes with that. Plan for the system from the first drawing: new-construction installs sit at the bottom of our published range precisely because the pipe goes in before the drywall does.

What does a 13D system add to a new townhouse budget?

Roughly $1.35 to $1.60 per sprinklered square foot, the published number we quote against everywhere. On a typical townhouse that is a small line item next to the sitework, and the quote includes the design, the hydraulic calculation, the DOB filing, installation, and the acceptance test.

Can you handle a whole row of lots, not just one house?

Yes, and repeat plans make it cheaper. One hydraulic calculation adapted across a row of similar units, rough-ins sequenced with your framing schedule, and one relationship with plan review instead of six. Builders are most of our new-construction work.

My sprinklered house is ten years old and nobody has ever looked at the system. Is that a problem?

It is normal, and it is fixable in a single visit. A sprinkler inspection checks every head for paint, corrosion, and clearance, checks the valves and gauges, and ends in a written report you can hand to a buyer at resale. Weeping heads and valves found closed after a sale are the two repairs we see most.
