The invisible half of a DC sprinkler retrofit is the service line.

Every sprinkler conversation in the District eventually arrives at the same pipe: the water service between the main in the street and the meter. Plenty of DC rowhouses still drink through a half-inch or three-quarter-inch line sized for 1920s plumbing. That line has been fine for a century of sinks and showers, and it may not be fine for a sprinkler system, because the sprinkler demand is calculated, not hoped for. When the hydraulic calculation says the service cannot carry it, the fix is upsizing the service in coordination with DC Water.

Where this shows up

Retrofits and conversions, mostly. A new English basement unit or a two-flat conversion brings the sprinkler requirement to a house whose service was sized generations ago, and the older the block, the more likely the line is small. New construction largely escapes this: the service is sized with the build. Infill projects reusing an old service are the exception worth checking early.

Instead the upsizing appears in your written quote as its own line, priced after we check the records, and you see it before you commit to anything.

The order of operations

First the hydraulic calculation, because it decides everything. Then the records check on the existing service. If the line carries the demand, the quote says so and the sprinkler work proceeds on the published pricing. If it does not, the quote carries the upsizing as a separate line and the DC Water coordination rides with the DOB filings we handle anyway. One quote, no mid-project surprises, which is the entire point of doing this in the right order.

How do I know if my water service can feed a sprinkler system?

The hydraulic calculation answers it. We calculate what the sprinkler system demands, compare it to what the existing service can deliver, and the math says yes or no. Many DC rowhouses still run on service lines sized for 1920s plumbing, and those are the houses where the question matters most.

What happens if the line is too small?

The fix is upsizing the water service in coordination with DC Water, the utility that owns the public side of the connection. It is a known process, not an exotic one, and it is the same conversation we have in Baltimore’s rowhouse blocks. We scope it as part of the sprinkler design so it shows up in the plan, not as a mid-project surprise.

What does a service upsizing cost?

We do not publish a number for this one, on purpose: the cost depends on the line length, the street, and DC Water’s side of the work, so any flat figure would be a guess. What we do instead is check the records and put the upsizing in the written quote as its own line, before you commit to anything.

Does every retrofit need this?

No. Plenty of DC houses have services that carry the demand fine, and newer houses were plumbed with more headroom. The point is to answer the question first. A head layout drawn over a starved service line is just expensive paper, so our quotes settle the water question before anything else.
